Rental Enquiry
When you make an inquiry on our website, The Garden House, Skopelos collect the data that you submit in the form, as listed below: Name, Email, Telephone Number, Country of Residence. We collect this information for the sole purpose of communicating with you in relation to your request. We will communicate with you either by email or by telephone.
Reservation
When you make a reservation for our villa, we require the following information, which we collect and store in order to prepare the necessary paperwork for your rental, as well as to optimally serve your reservation: Name, Address, Country of Residence, Telephone Number, Email, Passport Number, and VAT Number (For residents of Greece only).
Use and sharing of your information
The Garden House, Skopelos is the one and only receiver of the information that you voluntarily give on this site. We will not sell, rent, or share this information to anyone, and we will not share your information with any third party outside of our company. Your information may be shared only with the Greek Tax Authorities, where lease agreements are submitted, in accordance with Greek Law.

RESERVATION CONDITIONS
A Reservation is initially made between the Tenant-Traveller and The Garden House, Skopelos owned by Mr R H Smith. Each Reservation made for our Property- through any channel and by any possible way- is subject to the following conditions and the conditions included in the Rental Agreement, which the Tenant signs upon making their reseveration and payment of deposit. You can find the provisions of the Rental Agreement within the Terms and Conditions. The Tenant may be informed about these Terms and Conditions by visiting our website anytime, before, during or after completing their reservation.
1. DEPOSIT FOR YOUR RESERVATION
A deposit of 50% (depending on the time of the Reservation in relation to the date of your rental, see 2. PAYMENT OF THE BALANCE) of the total rental cost outlined in the Rental Offer sent to you via e-mail or communicated to you by a pro-forma invoice sent, must be paid by you in order to secure the rental of the house. No obligation from the property owner will exist until we have received this amount in full. Should you later cancel, cancellation charges are applicable in accordance with the Cancellation Policy found below and communicated to you via e-mail.
2. PAYMENT OF THE BALANCE
The payment of the balance must be paid at least eight (8) weeks before your arrival. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the deposit. For bookings made within eight (8) weeks of arrival date, the client will be required to pay the full cost (100%) of your holiday rental at the time of booking. 1 week prior to the commencement of rental period a refundable damage deposit of £500.00 is payable by bank transfer. At check out, the house agent will review the house and contents and inform the Landlord on whether loss and/or damages have occurred. If there are found to be loss and/or damages to the house or its contents then deductions will be made from the safety deposit to cover the cost of repair or replacement of the damaged items.
3. CANCELLATION BY YOU
It is agreed that should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non-payment, then we shall be entitled to the following percentage of the holiday cost: The Tenant agrees with the following Cancellation Policy: More than 61 days prior to arrival = 50% charge of the stay
From 60 to 31 days prior to arrival = 70% charge of the stay
From 30 to 1 day prior to arrival = 100% charge of the stay
No show or early departure = 100% charge of the stay.
4. CANCELLATION OR ALTERATIONS BY US
Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date. If for any reason beyond our control we are unable to provide you with the rental of the house, we will cancel the booking and refund in full the amount paid to us for the rental of the property, but we will not be liable for any other cancellation charges for travel arrangements for you and/or your party.
5. MINIMUM LETTING PERIOD
For weekly rates, stay is 7 nights during high & peak season. Exceptions may be allowed during out of high season dates, depending on availability. Surcharges may apply.
6. NUMBER OF GUESTS
The maximum number of guests is six (6) as outlined in the House description and this is the maximum allowed to reside at the property at any time. Should we find more persons than those stated, we will be entitled to ask you and your party to vacate the property and cancel the booking overall, with 100% penalty of the holiday rental costs paid to us.
8. ARRIVAL AND DEPARTURE TIME
Check-in time is from 16:00 to 22:00. Check-out time is before 10:00. In case of flight delays or inconvenience, while traveling, you should contact us at the earliest opportunity. We cannot guarantee early check-ins or late check-outs unless confirmed by us in advance. For check-in and/or check-out assistance before 10.00 and after 22.00 a fee of EUR100 may be payable locally. 9. HOLIDAY RENTAL CONTRACT
In order to comply with local legislation, you will be required to sign a “Rental Agreement” this is emailed to you as part of the Reservation documents. This must be returned to us prior to your arrival.
11. COMPLAINTS
The property descriptions and photographs displayed on our website are accurate and made in good faith. We do not accept any responsibility for the shortage of water supply, gas or electricity, due to a technical problem beyond our control. Complaints lodged only at the end of the holiday period will not be taken into consideration.
12. BEHAVIOR & DAMAGES TO THE PROPERTY
By making a Reservation with us you become responsible for the correct and decent behaviour of your party. You are responsible for any loss or damage that you or members of your party may cause to the property or its contents. You are required to report any damages to Landlord personnel and to bear the cost of repair or replacement. Should you or any member of your party behave with no respect towards the property, its contents, the personnel/associates or the other residents in the local area, the property owner, or their nominated agent, has the right to ask all guests to vacate the property immediately, with 100% penalty of the holiday rental costs paid to them. 1 week prior to their arrival, the Tenant shall give a refundable damage deposit of £500. The Refundable Damage Deposit must be paid via Bank Transfer. It is refunded back to the Tenant, after the inspection of the house, and will be returned to the Tenants bank account within 7 working days from the Check-out Date.
This deposit will be refunded to the Tenant after the inspection of the Villa and if no damage has occurred. In the event of a damage, the cost of the replacement will be deducted from the damage deposit. In case, and only if the Tenant declares so, we can accept a valid Credit Card as a guarantee for the damages. In the case that the Tenant wants to give their credit card as a Damage Deposit Guarantee, they specifically agree, and they are solely responsible to provide their credit card information correctly and they declare that they specifically consent to share this information with the Landlord. Please note that any card information is kept strictly confidential and are automatically and immediately destroyed and erased on the Check out day, after inspection of the house. In the event that damage has occurred, but the Credit Card is invalid or has no debit, the Tenant agrees to pay for the damage directly to the Landlord without delay. Failure to do so will incur further charges and potential legal claims.
13. ENTERTAINING AT THE PROPERTY
Entertainment parties and functions involving a larger number of invitees exceeding the maximum number of guests outlined are strictly prohibited unless fully approved by the Landlord in advance. Should you make unauthorized use of the property in such a way, the Landlord has the right to ask all guests to vacate the property immediately, with 100% penalty of the holiday rental costs paid. Parties with loud music are not allowed.
14. GUEST INJURY DISCLAIMER
The Landlord cannot be held responsible for any accident or injuries to any guests during their stay at the property under any circumstances. The Tenant is solely responsible to insure themselves, their family, travel companions and their belongings adequately.
15. CHILDREN POLICIES
Children are accepted in our property. For your convenience, if children are travelling with you please inform us about their exact age, before finalising your booking and if you will be needing a baby cot or a highchair.
16. PETS
Pets are generally accepted in our villas. If you want to bring one with you, please inform us.
17. WATER AND ELECTRICITY
During the high season there are severe problems of drought in Skopelos. Therefore, water is a commodity that must be used sparingly during the summer months. If you experience a shortage of water, we will do everything we can to re-establish its supply. Electricity can also be disrupted, normally for a short period of time. However, we cannot be held responsible for any inconvenience created by events beyond our control.
18. INTERNET SERVICE
Broadband Internet service is provided at our property, but we cannot guarantee that we will be able to re-establish the connection in case of a technical problem beyond our control, such as a faulty line from the local telephone company. So, we strongly recommend travelling with at least one mobile phone with open roaming service. Skopelos is a small island, so optical fibres are not available, and the Internet service might be different from what you have experienced in your home nation.
19. SMOKING
Indoor smoking is strictly prohibited in the house. Should you or a member of your party not comply with this rule, or should any upholstery be found damaged by smoking anywhere, we reserve the right to charge a minimum fee of EUR500 for cleaning the house and/or replacing its contents. Smoking is permitted outside the house but please ensure that ashtrays are used and that all items are fully extinguished.
20. VALUABLES
Valuables left at the property are at the clients’ risks. Neither the Landlord, nor the property staff, can be held responsible for their loss, misplacement, or robbery at any time.
21. FORCE MAJEURE
The Landlord will not be held liable for Force Majeure.
THE GARDEN HOUSE IS A PRIVATELY OWNED HOME AND THE OWNER HAS NO LEGAL RESPONSIBILITY OR ANY RESPONSIBILITY OR LIABILITY OF ANY KIND WHATSOEVER FOR ANY OF ACT, FALSE INFORMATION, DESCRIPTION OR PROMISE PROVIDED BY ANY EXTERNAL PARTNER, ASSOCIATE, TRAVEL AGENT, TRAVEL OFFICE, TOUR OPERATOR OR ANYBODY TRYING TO PROMOTE OR SELL RENTAL OF THE HOUSE, REGARDLESS OF A SUCCESSFUL RESERVATION OR NOT. IT IS THE RESPONSIBILITY OF THE TENANT OR OF ANY INDIVIDUAL TO BE IN RECEIPT OF THE CORRECT INFORMATION PROVIDED ONLINE ON THIS WEBSITE AND ON THE RENTAL AGREEMENT AND TERMS OF SERVICE, TO WHICH EVERYBODY HAS FREE ACCESS, ANYTIME.
